Reimagining a Providence Historic Property
Located on Providence’s East Side, this 1930 Spanish Revival was thoughtfully reimagined to honor its original architecture while completely updating the property for a modern lifestyle. Prior to starting construction, the existing floor plan required extensive architectural planning to successfully accommodate major layout changes. We designed and executed a strategic second-floor addition to significantly increase the home’s square footage and improve the overall flow for everyday family living.

Balancing Modern Openness with Period Charm
On the first floor, the careful removal of structural walls created a profound sense of openness in the main living area without sacrificing the warmth and definition of each individual room. Now, every space within the property has a fresh, updated point of view, yet nothing in this historic house abruptly announces itself as new. We meticulously incorporated period lighting, rich wood floors, and exposed ceiling beams so that all modern design decisions feel as though they have been a natural part of the home for decades.

[00:01] i’m Paul Vespia with Hill and Harbor and we’re on the east side of Providence at project 612 our specialization
[00:08] is in historic reimagination and taking what was maybe outdated and bringing it to modern standards of what families are
[00:16] looking for so this project it was very important to the family and owner that we uh added more square
[00:23] footage to the second level of the house uh which included u the addition that you see behind me here
[00:29] uh because this is an interesting house actually it’s a Mediterranean we didn’t want to take away from the architecture
[00:34] of the existing house but we wanted to design it in a way that felt like it was natural to
[00:39] the house uh we added paneling uh to the exterior instead of doing a brick facade which changed it up
[00:44] a bit you can see that it’s different from the original architecture but it also blends well
