When building a custom home in a highly regulated historic neighborhood, homeowners often worry about navigating strict zoning parameters and managing endless project timelines. In our latest video case study, we take you inside a brand new custom build “on the hill” in East Greenwich, Rhode Island, demonstrating how an integrated team successfully takes a project from initial design to move-in ready in exactly 12 months.

How Do You Build a New Home in a Historic District?
To successfully build a new home in a historic district, you must seamlessly blend modern construction with the area’s original architectural heritage without creating an exact replica. For this East Greenwich property, our in-house architectural designers had to navigate stringent local permitting parameters to ensure the new build fit perfectly alongside neighboring homes constructed in the late 1800s. We incorporated period-appropriate historic characteristics to satisfy local commission requirements while still delivering a fresh, highly customized space for the homeowners.

What Does a Full Turnkey Design-Build Process Include?
A true turnkey design-build process covers every single phase of a project, from initial feasibility and architectural design to the final construction and interior furnishings. For this 12-month project—which featured a highly efficient 7-month active construction phase—our integrated team handled everything under one roof. Our full-service interior designers were involved from the very beginning of the programming phase, carefully selecting everything from plumbing and light fixtures all the way down to the final custom furnishings and pillows.

Why Choose an Integrated Team for Your Custom Home?
Choosing a unified design-build team ensures the entire home-building experience is completely hands-off and stress-free. [0:00] We’re here on the hill in East Greenwich at this brand new build we did in about seven months. The total time frame from starting the design to moving in for Christmas of 2025 was exactly twelve months. Let’s go check it out.

[0:15] This house is in the historic district in East Greenwich, which has its own parameters that we have to go through for permitting requirements. A lot of the details that we incorporated here are similar to the historic district characteristics, but we didn’t want to make it seem as if it’s completely the same.

[0:29] The house, amazing as it is, fits very well into the historic district alongside the house right next door that was built in the late 1800s.

[0:41] As a part of our service and being a full design-build company, we designed some spaces with our interior designer. [0:50] She was a part of the programming from picking out light and plumbing fixtures all the way through to the final furnishings and pillows.

[0:57] This is something that we can do as a full turnkey solution for clients, whether it is for their primary house or for the secondary homes they have here in Rhode Island. [1:08] It’s a completely hands-off experience for them. They give us their overall vision, [1:12] set a budget, and then it becomes our responsibility to deliver on that. It really allows us to be in complete control for them, so they don’t even [1:20] need to think about it. They get to deal with the fun parts of building a new house and then having everything fully furnished for them.

[1:27] As a part of our process, especially with new builds, we’re here from the very beginning to go through feasibility with the client, handle all the architectural design, interior design, permitting, [1:37] construction, and even furniture. This provides a holistic, turnkey approach to delivering a house from the start of feasibility to move-in within 12 months.

[1:50] With our process, our intention is to take the stress away from a client for a project level as complex as a new build. [1:58] To our team, delivering that stress-free experience is just as important as the final product.
