Decision Confidence in a

World of Endless Options

When most people envision building their dream home, they focus on the end result – the architecture, finishes, and that first moment walking through the front door. What’s harder to imagine is the complex coordination of people, processes, and decisions required to make that vision reality. From pre-construction through completion, 160–200+ people will touch a single luxury custom home, and over 3,500 decisions will need to be made along the way.

Hill & Harbor exists to remove that burden entirely. Our team acts as the single point of responsibility, orchestrating every moving piece so that your role is simply sharing your vision, approving key decisions, and enjoying watching your home come to life.

Our Comprehensive 4-Phase Process

We’ve spent years perfecting a process that reduces the stress and uncertainty around building or renovating a home. Every decision starts with our design-first approach, solving problems through smart choices that make your daily life easier and more enjoyable, while creating beautifully designed spaces.

Working on a select number of projects at a time, we ensure every client receives the dedicated attention they deserve.

Phase 1: Consultation & Assessment
Phase 2: Onboarding, Planning & Design

Phase 3: Approvals, Selections and Construction Preparation
Phase 4: Construction & Handover

We start by understanding your vision, assessing your property’s opportunities and constraints, and establishing a realistic budget range based on your goals. This phase also addresses any regulatory challenges specific to your site, so you have complete clarity before moving forward. You’ll receive access to our client portal for sharing inspiration and tracking progress throughout the entire process.

Our comprehensive onboarding process captures your preferences through detailed questionnaires covering everything from layouts to lighting. We then create initial concept designs and architectural plans that reflect your style and lifestyle while simultaneously developing budgets to ensure your vision aligns with your financial goals. This phase concludes with a detailed, fixed-price proposal and clear agreements that provide complete transparency before moving into construction.

We handle all permitting and regulatory approvals, from zoning restrictions to historic district requirements, leveraging our deep knowledge of Rhode Island’s complex regulations. Simultaneously, our interior design team works with you to select finishes, fixtures and furnishings that reflect your personal style, from flooring and cabinetry to lighting and soft goods. During pre-construction preparation, we coordinate material procurement and team scheduling, so that every element is organized and ready before construction begins.

Construction begins with all materials and subcontractors secured at least six weeks in advance to maintain project timelines. You receive weekly progress reports with photos and updates on upcoming work, while our integrated system coordinates design, engineering, and construction details. Quality inspections occur at every stage, and on-site technology like QR codes gives tradespeople instant access to specifications and drawings for precision execution. Upon completion, we conduct a comprehensive walkthrough to ensure everything meets our standards, provide you with a detailed home operations manual, and schedule follow-up visits to address any adjustments needed after move-in.
